The Brief

Maker is a 6-storey building offering 7400m2 prime office space, while its neighbour, Faber, is 5 stories high with 6500m2 of space. 

The Maker and Faber offices will transform Sunderland City Centre and create a world-class urban quarter. 

Elland Steel were chosen to supply and install the full structural package, including the fabrication of 1600 tonnes of structural steelwork.

Our Approach

  • Specialised structural designs and elements were created to accommodate the nature of the use of the building after construction. 
  • We handled the supply and installation of multiple features of the structural package, working with both sub-contractors as well as engineers to safely manage elements such as metal decking. 
  • The heaviest steel sections were the building’s columns, which weighed up to 4t each, while the longest elements were some of the 15m-long internal beams. 
  • Cellular beams were utilised to increase useable office space. 
  • Stepped columns were designed to accommodate the facade.

The Outcomes

The buildings achieved a BREEAM excellent rating.

They are also expected to achieve an EPC A rating, as well as targeting WELL certification ‘Gold’.

The Grade A offices have transformed the old Vaux Brewery site which was vacant since the 80s. Part of a wider regeneration scheme, this development has created a new urban quarter that will attract private investment into the city.
