The Brief

Dandara are delivering a grade A office block, it will be the single largest office development in the Channel Islands. The proposed new Gaspe House building will be strategically located on the Esplanade; St Heliers’ prime business district.

This building, upon completion, will offer 6 storeys  and 20,000m² of prime office space. The building will provide a striking new gateway to St Helier from St. Aubins Bay. Royal Bank of Canada & Deloitte will be the main occupants of the building.

Our Approach

 

  • It posed a logistical challenge which would need overcoming to successfully complete this project. As site was located 400 miles away, over the English Channel, coordination was paramount.
  • Expert planning and scheduling enabling us to deliver our high quality steelwork on time and to programme, without damage or delay. In total we would be delivering 90 loads to site, each one crucial to the friction-less running of the project.
  • The technical requirements of the Gaspe house project meant we would predominantly be utilising material with a sub-grade of K2, which requires specialised welding procedures and design considerations.

The Outcomes

Our client scored our project performance, through multiple disciplines and stages of the contract. We achieved an average of 9.2/10, showing the level of client satisfaction we strive for in any project, regardless of it’s unique challenges.

After completion of this project, the building was awarded a BREEAM rating of “Excellent”, which demonstrates our involvement in good, green-construction practices during this project.

We have now completed 7 projects valued at over £10 million in total in the Channel Islands. 4 of which have been on behalf of Dandara as a result of the success of Gaspé House.
