The Brief

This multi-phase development in Greengates was delivered over six years by two principal contractors. The first part of this project consisted of Building 101 and a three-storey car park below the main structure. The second stage was Building 100, the sister building to 101.

The first phase involved constructing a car park & podium structure with which the ten-storey 15,329 m² of Grade A office space would sit. The second phase of this development is a nine-storey, 15,236 m² Grade A office building. 

Our Approach

  • The location of this office development posed a challenge from the outset. The site is built within the confines of the old Exchange Station overlooking the River Irwell. The scheme is arranged within a Grade II listed sandstone façade wall.
  • The 100 & 101 Embankment offices would utilise a podium deck which would also act as the car park roof. This proved to be a difficult aspect of the structural design. 
  • The car park would remain open during construction of Building 100. This meant site safety and non-disruptive works was vital to the client’s operation.
  • Steel cores were utilised for the structures, as they were significantly lighter on the car park’s frame. in addition to this, the grid structure for the car park and building above didn’t match. Meaning additional transfer structures were utilised.
  • Cellular beams were utilised to increase useable office space up to 15.3M long, for the office floors.

The Outcomes

We were chosen to handle the second phase of this significant office development due to our high levels of collaboration and execution from Phase One.

At the end of this project we were scored using various project indicators by our main contractor, we achieved a 92% performance rating. Especially being noted as ‘one of the best steelwork contractors’ the project manager had worked with.

Both projects achieved a BREEAM rating of Excellent. As well as this, the buildings also achieved various awards such as RIBA NW regional award and Commercial Property of the Year by Insider NW.
